Whether buying a property, or planning impovements, surveying is a vital part of an informed decision

But beyond the attractive building and desirable location do you know what issues, and costs, lay hidden from the inexperienced eye?
As the RICS website says:-
"A RICS Home Survey is an in-depth visual inspection of the property. The report provides an expert account of the property's condition and highlights any problems in clear and easy to understand 'traffic light' ratings".
We are RICS accredited to carry out RICS surveys. Valuation and reinstatement costs can be included. With all our surveys we include photographic evidence of many of the items found. New build properties generally do not require a RICS report; an inspection of the finishes and quality of the building is often all that is needed.
There are three levels of RICS surveys:-
Level 1: Condition Report
The RICS Condition Report describes the condition of the property, identifies any risks and potential legal issues and highlights any urgent defects. It uses simple ‘traffic light’ ratings to clearly identify the condition of the key elements of the property. Typically, the lowest priced of the surveys, it is aimed at conventional properties and newer homes.
Level 2: Home Buyer Report
This is most suitable for conventional properties which are in reasonable condition. The report gives you more detailed information and provides the choice of either a survey or a survey & valuation.
Level 3: Building Survey
Essential for larger or older properties, or if you’re planning major works. The most comprehensive report provides you with an in-depth analysis of the property's condition and includes advice on defects, repairs and maintenance options.
