We have an excellent performance history of obtaining consent for new dwellings, extensions, listed property alterations, conservation area applications and permitted development alterations.
Permitted Development is a range of Policies that set out extensions and alterations that can be undertaken to properties and structures that do not require formal Planning Permission.
Whilst this sounds like a simple solution, Permitted Development Rights have rules and details that have to be met in order for it to be fully Permitted by default. Often elements of a property including its type, location, current use and proposal alterations may need a formal prior approval application. Change of Use Classes and Lawful Use Certificates can require detailed applications.
With our excellent track record, we have used Permitted Developments Rights to create innovative designs and space goals for properties that may otherwise be restricted in size by Planning Policy.
Sometimes permitted development isn’t available or isn’t suitable and a Householder or Full Planning Permission is needed.
We will work with you to understand your requirements and what Planning route is suitable. We’ll produce planning drawings, submit the applications and manage the planning process for you.
We also work closely with local Planning Consultants providing drawing and design work and ideas to assist in their projects. Working with Planning Consultants can also enable us to identify development opportunities and the best routes for approval for those slightly more tricky sites.
Changes to Listed and Heritage Buildings always require Consent from the Local Authority.
